How long does a commercial flat roof last in Ontario?
A properly installed TPO or EPDM roof typically gives 20 to 30 years; modified bitumen is similar, and old built-up roofs sometimes go longer. The range depends less on the material than on drainage and maintenance. A roof that ponds water or has failing flashings ages twice as fast in GTA freeze-thaw, whatever the membrane brochure says.
Can a commercial roof be repaired instead of replaced?
Often, yes. If the membrane is generally sound and the trouble is localized β€” a failed seam, a bad curb flashing, one ponding area β€” targeted repairs are the sensible spend.
